Ductless mini-splits for Tacoma and Pierce County homes

A lot of older houses in Tacoma, Parkland, Spanaway and University Place were built with baseboard or wall heat and no ductwork at all. A ductless mini-split adds efficient heating and real cooling to those homes without tearing the place apart — and it does the same for the additions, converted garages, daylight basements and bonus rooms the existing system never reached.

How we approach a ductless project

Single-zone vs. multi-zone

One outdoor unit and one indoor head is often the right answer for a single problem room. Whole-home comfort in a ductless house usually means multiple zones, and the trade-off is real: multi-zone systems modulate differently and can behave poorly if the zones are badly matched to the loads. We work that out before quoting hardware.

Head placement and line-set routing

These two decisions determine whether the system feels great or merely acceptable. Where the head throws air, where the condensate drains, how the line set gets from the outdoor unit to each head without an ugly run down the front of the house, and where the outdoor unit sits so it isn't buried in salal and fir needles — all planned before anything gets mounted.

Cold weather and PNW damp

Ductless heat pumps handle our winters well when they're specified for it, and proper defrost drainage matters more here than in dry climates. Wall-mounted, ceiling cassette and low-wall or floor-mounted heads all have a place; the layout of the room decides which one belongs there.

Repairs and service on existing systems

We also service ductless systems that are already installed — weak output, error codes, water dripping from a head, filthy blower wheels and blocked condensate lines. Annual cleaning matters more on ductless than most homeowners are told, and it's part of our maintenance and tune-up work.
